Many studies have been conducted which attempt to explain the values associated with housing characteristics. The following serves as a guideline for determining how these characteristics affect a home’s re-sale value. Keep in mind that this information is based on national studies. Many statistics will vary within individual markets.
INCREASES VALUE
The following items tend to have the most favorable impact on the value of a home:
 
- An additional full bathroom adds approximately 24%
- An additional half bathroom adds 15%
- Laundry on the first or second floor adds 15%
- Adding a garage can a increase value by 13%
- Central air conditioning adds 12%
- A finished basement adds 9%
- An island in the kitchen adds 5.3%
- Additional bedrooms add 4% per room
- Each additional 1,000 square feet of living space increases value by 3.3%
